Please defer to your lease agreement, but as a general rule kcReal Properties will pay for any repair or maintenance that is due to no fault of the tenant. In those cases were someone is dispatched and it is found to be the fault of the tenant, the tenant would be responsible for paying directly for the service call.
Here are the steps in the kcReal Properties application process:
Step 1: Find an available property you like.
Step 2: Submit a pre-screening questionnaire form.
Step 3: We’ll review your pre-screening form and reply with next steps.
Step 4: If you meet the pre-qualifications, you’ll be notified of our next showing times.
Step 5: Tour the property and if you like it, review the Applicant FAQs and then submit an application. Details on the application can be found on our Rental Application page.
Step 6: Our background check and screening partner will begin processing your application. Keep in mind, this can take time to receive replies from employers, previous landlords, etc.
Step 7: Submit your security deposit in order to hold the property. This security deposit is fully refundable in case you’re not approved as an applicant.
Step 8: Once your security deposit is received and your background / screening report is available we’ll review it and let you know if you’re approved or not. From there, we’ll contact you with next steps via email.

Qualifications for Approval:
- You must be at least 18 years of age
- Anyone 18 years of age or older must submit an application and sign the lease if you’re accepted as an applicant
- Must provide a government issued photo-id along with your SSN number as part of the application
- Must have verifiable rental history and references
- Must have verifiable employment history
- Must have verifiable income of AT LEAST three times the amount of monthly rental amount
- Must NOT have any felony convictions related to drugs, violence, or sex
- Must NOT have any evictions or court related rental actions in the last 5 years
- Must have a credit score of 590 or higher, however, we will work with a lower credit score, but an additional deposit or co-signer may be required.
- Must submit the full Security Deposit (typically equal to one month’s rent) prior to your application being accepted.
The security deposit submitted with your application is refundable prior to your acceptance as a tenant and prior to your signing a lease agreement. Once the lease agreement is signed, your security deposit is held to ensure the property is maintained and the rent is paid. See your lease agreement for the specifics of how your security can be returned.
No, the application fee is not refundable. This fee is used to cover the cost of the background check, rental verification, employment verification, etc.
You must be 18 years or older in order to apply for a property. All proposed occupants 18 years or older must complete an application.
The application fee is $35 per adult, or $45 for a married couple. This application fee is non-refundable.
It depends on the property you are inquiring about. Most homes require a minimum 1 year lease term, however, some of our tenants like to have longer lease terms so they know they will be in the same house for an extended time and don’t have to worry about moving around.
In most cases, it takes at least 2 business days to approve your application. If it’s taking longer, it may be the background check company is waiting on documentation from an employer or previous landlord. Also, please ensure you have paid the security deposit as part of your application process in order to be considered for approval.
We prefer to you accept rent payments via direct deposit, or via our payment portal at eRentPayment.com. Alternatively, you may also mail a check, money order, cashier’s check to our PO Box, however, your payment MUST BE RECEIVED by the rental payment due date, so please submit your payment 3-4 days in advance of it being due if you choose this method.
All of our properties are non-smoking units and smoking and/or vaping of any kind inside the premise is STRICTLY PROHIBITED. This includes cigarettes, cigars, pipes, cartridges, etc. If you are found to be violating our smoking or vaping policy your lease will be terminated promptly.
We do allow pets, but they must meet City, State and local guidelines as well as our Animal Policy/Addendum. While most of our properties don’t charge a pet rent fee, there is a non-refundable charge of $250 per animal. due prior to lease signing and applicant acceptance. Additionally, any damages caused by the pet would be itemized and deducted from your security deposit.
As an example of city codes that must be followed, the City of Raytown (as of February 2019), allows Pet owners to have a maximum of 4 Pet four dogs or four cats or any combination of those at a single residence. Additionally, “All animals (including dogs and cats) are required to be adequately restrained while outdoors even on the pet owner’s private property. The animals may be restrained by a handheld leash or a structure such as a fence, kennel or cage that is sufficient to prevent an animal being loose. Tethering of animals is allowed; however, someone must be visually supervising the animal to insure the pet’s safety while being tethered.”
No! Your last month’s rent is still due per your lease agreement. The security deposit is separate and may be refunded based on the guidelines outlined in your lease agreement.
